Investors Pay Homage to the King of Fruits

On a recent cloudy Saturday afternoon, CSI Prop hosted yet another exciting and fun Investor Club event, honouring the King of Fruits and the pride of all Malaysians: a Durian Party in recognition of the favourite season of the year!

The party, held at DurianBB Park KL, was a smashing success. The place was packed with investors and their family members who arrived in excited anticipation of the durian spread. As the theme suggests, this day was all about indulging in durian and its greatness.

On the menu were sweet, pulpy, mouth-watering varieties of durians and delicacies made out of durian such as pies and tarts. Other tropical fruits like mangosteens, nangka and rambutans were also served alongside multi-flavoured ice-creams and fresh coconut juice.

The party kick started with a free flow of durian to every table where investors, alongside their family and friends, relished in the variety of durians, ranging from the mildest-tasting to the rich and creamy Musang King.  

Ever the affable host, CSI Prop Director, Virata Thaivasigamony fleeted from table to table to greet and chat with guests. He then gave his welcome speech,  where he shared about his own investment journey and some informative insights on the UK property and investment market.

Sam Lee of Capricorn Financial Consultancy and our guest speaker from the UK, spoke about the current state of the mortgage market, the various financing terms available and the lending criteria for property investment in the UK.

Switching gears, we had a short and sweet session on how to pick and sample durians according to its intensity of taste, courtesy of DurianBB Park’s Stella Heong. For example, did you know that the Musang King is the strongest-tasting durian and should be eaten last? Neither did we. Stella also shared that  durian and mangosteen, being the ‘fruit couple’, should always be eaten together so that the heat from the durian can be neutralized by the juicy mangosteen.

What’s a party without games? Investors were invited to participate in a durian-tasting game and stand a chance to bring home a free durian. Our investor, Mr Alex Goh, was the winner, guessing correctly in just a matter of minutes!

The durian party was clearly a hit, judging by how quickly more than 200kg of durian were consumed (on top of other fruits and pastries!) and the gleeful smiles on the faces of our guests. The evening closed with our guests receiving a goodie bag of durian snacks.

Putting on the Ritz with CSI PROP

CSI PROP’s Investor Club Series is our own special way of adding value to the clients who invest with us, in line with our company’s core value of Having Fun. Yes, we not only work hard, but have fun together as well!

We have several exciting events lined up every year, and a total of five have been planned for 2018.

While humour was the theme of our curtain-raiser in February, our second Investor Club event on 20 May had a touch of glamour: we reserved the entire dining area of the elegant Cobalt Room at the prestigious Ritz-Carlton Hotel in Kuala Lumpur, and threw our clients a smashing dinner!

The Ritz-Carlton delivered a sumptuous buffet spread with traditional delicacies hailing from all over Malaysia, to celebrate the holy month of Ramadan.

Each Malaysian state was represented in the many dishes available for savouring. Diners were thrilled to encounter new dishes they had never tried before, relishing in a myriad of flavours and textures.

Ritz-Carlton’s delicious food aside, we gifted our investors and their family members with handcrafted marble coasters, specially calligraphed with our company motto, Making a Difference.

Our Investor Club Series is one of the ways in which we hope to make a difference in our clients’ lives. Club events are where we update our clients on the construction of their projects and discuss the investment market; it is also where clients get a chance to have fun, and know each other — and our team — better.

Our next exciting event will be held on 15 July. Some of the more football-crazy among you will recognize this date — yes, it’s the World Cup Finals, and we at CSI PROP are counting down to it, as are all of you fans!

Investor Club for March 2018 – Shanghai Noon

Bringing attendees back through time and space to the Shanghai 70s

Last Saturday afternoon, CSI PROP had our first Investor Club event of 2018 right here at our very own Cornerstone IPC hall in Kuala Lumpur. CSI PROP holds these club events regularly as a show of appreciation for the support of our investors. And, for this year, we have planned a total of five exciting events for our clients!

The theme last weekend was “Shanghai Noon” and our hall was suitably decked in the striking colours of black and red. There were lanterns, antique furniture, and even a rickshaw! Anyone who walked in would be filled with a sense of nostalgia and the feel of the Orient, bringing them back in time and space to Shanghai in the 70s.

Attendees were treated to a sumptuous Chinese buffet, complete with some freshly steamed dim sum. These proved pretty popular and were the first things on the menu to finish!

Once everyone’s bellies were filled, it was time for a round of games to break the ice. Each table was given a set of questions to complete. Guests of the fastest table to complete the task were rewarded with an exclusive Moleskine notebook worth RM130 each.

CSI PROP director Virata Thaivasigamony then took the stage to formally welcome our guests and share about the investment outlook in UK and Australia for the year. He talked about how property in the various cities we market had performed over the past year, particularly the regional UK cities, which saw significant growth values. Melbourne, another focus market of ours, also performed well, outdoing all other Australian capital cities.

Comedians Phoon Chi Ho and Aaron Aw, the stars of the day, came up to tickle us pink with jokes and wit about the political and social aspects of Malaysia. The audience had a blast with their ingenuity and charisma, and laughter resounded throughout the hall.

The Investor Club event ended on a high note with a Lucky Draw, which came as a pleasant surprise for the lucky winners. We gave away a sophisticated Sports Smart Watch from Xiaomi, a car dashboard camera from Philips, a Car Multi-Tool for use in emergencies, and shopping vouchers from IKEA and Isetan.

Our next Investor Club will be coming this May, and we hope to see our investors there for more great, fun-filled entertainment and delicious food!

UK Taxes & the Common Reporting Standard – Investor Club

The recent CSI Prop Investor Club event was a resounding success — a wholesome combination of learning, good food and networking. This instalment of our Investor Club focused on taxes and UK property, and the global and automatic exchange of financial information under the Common Reporting Standard (CRS).

The atmosphere was relaxed and slightly festive, with decor and food lending a nod to the recent Deepavali celebration.

Kierson Hughes, our specially invited guest speaker from Adams & Moore Tax Consultancy Ltd, a UK-based accountancy and tax firm, took our clients through the various property taxes for investors. Kierson has more than 25 years of experience in the industry and, together with her team, has handled a portfolio of over 3,000 clients.

Kierson Hughes highlighted the importance of promptly filing UK tax returns, even if the tax is not applicable to the investor, in order to avoid penalties.

Kierson highlighted two taxes that UK property investors should note: the Stamp Duty Land Tax, which is paid upon purchase of a property, and the Capital Gains Tax, payable upon sale of a property. She also stressed on the importance of promptly filing UK tax returns, even if the tax is not applicable to the investor, in order to avoid penalties.

In the second part of the learning session, guest speakers Fennie Lim and Alvin Yap enlightened clients on the Common Reporting Standard, an international effort involving the automatic sharing of individuals’ financial and tax information among more than 100 member countries/ jurisdictions to combat tax evasion.

Fennie is the executive director of Crowe Horwath KL Tax Sdn Bhd, and has 25 years of experience in income tax compliance, tax advisory and indirect tax, as well as tax investigations and field audits.

Alvin, the associate director of Wealth Management at Crowe Horwath KL Tax Sdn Bhd, has more than 20 years experience in personal and corporate risk management, specialising in asset protection, preservation planning and business succession planning.

Reportable accounts under the CRS includes interests earned, dividends, sales proceeds from financial assets and income from certain insurance contracts. Property is among the fixed assets currently not covered by the CRS.  49 jurisdictions have already implemented the CRS this year, with the remaining to follow suit in 2018. Malaysia is among the 53 jurisdictions that will commence its reporting next year.

In keeping with our core values of Knowledge and Fun, we ended the evening with Mohammad Amiri, a qualified instructor with the MAYI Yoga Academy and long-time yoga practitioner, who spoke to the crowd about the benefits of yoga and meditation. In his calming, pleasant tone of voice, Mohammad demonstrated how to disconnect from the hustle and bustle of our surroundings and drift into a peaceful state of mind. He also taught us a couple of yoga postures that helped relax and rejuvenate our stiff muscles and tired minds.

A heads up to our clients: our next Investor Club event will be an exciting one! To be held mid-December, we will be bringing to club members (from a galaxy far, far away) an exclusive screening of The Last Jedi, the latest Star Wars movie at an exclusive and plush cinema in the Klang Valley.

Investor Club Kick-Off

A great start: our Investor Club has kicked off!

Last Friday (2nd March) marked the first instalment of our exclusive Investor Club meeting at the Cornerstone International Centre ballroom in Wisma Selangor Dredging Berhad.

Hot towels, a refreshing drink and the soothing strains of jazz music welcomed clients who traveled into the city after work. The ladies, in particular, were given a small floral arrangement to decorate their homes. A buffet line sat in a neat corner, offering our investor clients a selection of bites including grilled salmon, roasted chicken thigh, aglio olio pasta, pumpkin soup and homemade garlic toast (toasted on the spot!) and red velvet cupcakes and ice cold Thai tea.

For our first Investor Club meeting, we brought together mortgage specialists from various banks in Malaysia including OCBC, CIMB and Maybank who shared more about financing for Australian and UK properties. We also had an interesting presentation by Joan Tan from AIA on how to refinance existing property in order to invest in another property. Club members mingled freely and had a good time networking and chatting with the speakers while unwinding from a long day at work.

Our exclusive Investor Club is formed for our clients, with the sole purpose of giving back to them in the form of education, knowledge and fun — all this in keeping with our core values of Knowledge, Innovation, Service, Having Fun and Accountability. All investors are automatically members of the club and invited to attend monthly club events. Each event is planned and executed with the investor in mind.

“Our team is excited to do something like this for our clients. It is important to us that our clients get more from us than just a good investment property; we want to add value and one way of doing it is to organise such events which will enrich them in one way or another,” said CSI Prop team member and club co-organiser Francis Soosai.
